11x12 is comprised of two separate but nearby mixed-use sites in Downtown Los Angeles. Named after the site addresses - 1100 S. Hill and 1200 S. Broadway, 11x12 flanks the historic Herald Examiner building which was built in 1914 and designed by Hearst Castle architect Julia Morgan. A new landscaped paseo is shared by the historic building and Building 11 while Building 12 features a unique street corner canopy detail which reflects a predominant geometric pattern found on the historic building. Owned and developed by Forest City, the two sites yield a total of 391 apartments, averaging 740 sf in area, and a total of 16,000 sf of street-level retail space. The firm of Harley Ellis Devereaux is the design architect on the project.
