Located in the South Park district of downtown Los Angeles, the Grand and Venice affordable housing project provides 62 apartment units, a daycare center, and social service offices on a difficult site required to accommodate parking not only for the on-site uses, but also 111 stalls for the adjacent California Hospital. The increased height allowed for Type III construction enabled TSM to meet this challenge by incorporating two levels of above-grade parking, with 4 stories of housing units above. The building also features a large central courtyard and a modern urban exterior.
